Structural Inspection
This includes the foundation, walls, and overall building structure.
Interior Inspection
This includes the walls, ceilings, cabinets, doors, windows, and overall interior spaces.
Exterior Inspection
The walls, siding, and exterior features such as gutters, trim, eaves, etc.
Roof Inspection
The roof system consists of the covering (shingles, tiles, membrane) and the various components supporting the roof, such as framing or trusses. It also includes accessories and penetrations (fireplace chimneys, vents, skylights, etc.)
Electrical Inspection
The electrical system consists of the service cables, circuit or fuse panel, wiring, switches & outlets, and connected devices (lights, fixtures, etc.) A representative number of outlets and fixtures are tested.
Plumbing Inspection
The plumbing system consists of water distribution pipes, drain pipes, and fixtures such as sinks, bathtubs, showers, faucets, etc. The water heater is also part of the plumbing system. (Please note: Due to Florida Statutes, any septic system or private on-site waste disposal system is not included and can only be inspected by a Florida Licensed Plumbing Contractor, or Licensed Septic Contractor.)
HVAC Inspection
This system is the heating and cooling of the home, primarily the A/C system in our area. The system will be checked for age, overall condition, capacity, and will be tested using normal controls.
Appliances Inspection
Built in appliances are checked for basic functionality by running a sample cycle, or turning the equipment On /Off. Portable appliances are not inspected.
Pool/Spa Inspection
The above water portion of the swimming pool, the filtration equipment, and any pool/spa heaters. (Please note that pools have underground components not visible during the home inspection)
Crawl Space Inspection
The foundation below the home (typically found in older homes instead of a concrete slab) is accessed and inspected, when safe access is provided. Often times, we discover important issues that affect the home and its structure while inspecting the crawlspace.
Thermal Imaging
Using a state-of-the-art infrared camera we can find problems that are not always apparent to the naked eye and that others can’t find without the technology. We can detect sources of energy loss, locate areas of moisture intrusion, and more
